Below are the steps to get started!

1. Get a free home valuation

We’ll provide you with a complimentary Comparative Market Analysis (CMA) to help determine a competitive price for your home. Please note that this estimate is based solely on MLS data and does not account for the specific condition or upgrades of your property, as we have not conducted an in-person walkthrough."

2. Sign the MLS Flat Fee MLS Agreement, property disclosures & a MLS Datasheet

6 - 12 Month Listings
Unlimited Updates

I will send all the paperwork for e-signatures. If you would like to get a copy of my listing first (before deciding), send me an email. Email: Joe@HawkinsRealty.com

Once all the paperwork is completed, I will work on the MLS listing and send you a "draft copy" for review. You will complete a MLS Data Sheet telling me about your property, send me the photos, (JPG format only! Photos you own directly! ) Plus your listing remarks. Most of all the other information will be on the datasheet.

I will send you back a draft copy of the listing for your review. Once approved and the upfront payment of $295 is received. The listing can go live!

3. Your listing goes
live on the MLS

The Listing is now live on the MLS and on ever major website out there! The Active MLS Listing will be emailed to you for one more quick review and any change needed, will be made quickly!

Your property disclosures will also be uploaded into the MLS for Buyer Agents.

Showing Time will be verified working (with a test showing sent to you) and you'll be ready for showings!

4. Receive Offers and
Prepare for Settlement


Under my Basic Plan, you’ll negotiate directly with Buyer or Tenant Agents. All leads and inquiries will be sent directly to you.
My Premium and Gold Plans include Virtual Brokerage Support, guiding you every step of the way. So, what is the difference between Gold and Platinum? Under my Gold Plan you will negotiate directly with Buyer Agents or Buyers (still getting background support from me). Under my Platinum plan, I will take the pressure away from you and deal directly with any buyer or buyer agents on your behalf.

Before settlement, we will receive a copy of the ALTA/CD (closing statement) to review all the deductions after your sales price. If ordering from my GOLD and Platinum Plan, my upgraded fee will be deducted from your seller proceeds. The Title Company will mail me the check.
Please note: I do not attend settlements for MLS Placement Services, but I’m always just a phone call away if you need me! If there are any issues with charges outside my fee, please make sure to direct them toward the title company.
