Is A Flat Fee MLS Listing Legitimate?
Absolutely. Your property is listed in the same MLS used by real estate agents and can appear alongside traditionally listed properties. There is no difference between a flat fee mls listing and a full brokerage support listing.
How Much Money Can I Save?
Many homeowners choose Flat Fee MLS services to avoid paying a traditional listing commission while still receiving professional MLS exposure. All commissions are negotiable and negotiated at offer time. They no longer appear on the MLS!
Will My Home Appear On Zillow & Realtor.com?
MLS listings are typically syndicated to major real estate websites including Zillow, Realtor.com, Redfin, and many other popular platforms. Please keep in mind the majority of buyers these days are working with Agents. When they see a property they like, they'll call their agent who will schedule a showing with you for via Showing Time. Any direct buyer lead, will be forwarded to you by us.
Will Buyer Leads Come Directly To Me?
No. Seller contact information cannot be displayed publicly in the MLS or on consumer-facing real estate websites. Hawkins Real Estate Company / Services forwards buyer and agent inquiries directly to you. Buyer Agents will see your contact information from either the Agent Remarks or the Showing instructions. We foward all buyer leads!
Can I Sell Without A Traditional Listing Agent?
Yes. You remain in control of pricing, negotiations, and accepting offers while benefiting from professional MLS exposure.
Who Schedules Showings?
Buyers and agents can submit showing requests through the MLS showing system, and you decide how appointments are handled.
How Fast Can My Listing Go Live?
Most listings are entered into the MLS within 24 to 48 hours (or sooner) after all required information, photos, and paperwork are received.
Do I Need Professional Photos?
Professional photography is not required, but high-quality photos often generate more buyer interest and better online engagement. If you are selling a high priced home, get the professional photgraphy! This is the one area of your listing, you do not want to skimp out on. Great photos SELL YOUR HOME! If you're selling a fixer upper your cell phone pictures will be just fine. Some additional notes: Keep the toilet seats down in photos! Remove your personal photos around the home. Clean up and declutter.
