My Application Process

Step One:

Complete the Online Rental Application

Click the button below to fill out our secure rental application form. One application is required for each adult applicant (18+). If your adult child is still in school, no application needed.

Step Two:
Submit Required Information

If You are employed (W‑2 / Paystubs) Last 2 recent paystubs showing current income.

If You Are “Self‑Employed” We need your last 2 years of tax returns (Only the first two pages of the 1040 — full returns are NOT required). Plus 3 months of bank statements showing income deposits. We will be looking at your 1040 net income! (Income after expenses!)

Please provide any additional information if needed, such as voucher information, if your are getting rental assistance.

These documents allow us to verify source of income efficiently and fairly for all applicants.

Step Three:

Application Fee Information

$50 application fee per adult Fees are non‑refundable

DO NOT PAY until you receive confirmation to do so!

Step Four:

Processing

Please allow 2 to 3 days for processing!

If applications are received on a Friday afternoon, chances are the application will not be looked at until Monday morning.

If we need any more details, we will let you know.

Once we ask you for payment for the application fee, we are ready to run the credit checks. At this point, we will ask you to pay the application fee!

If your application is approved, we will alert you and we will start preparing the lease for signatures and payment.

At lease signing, you will be paying first month’s rent AND the deposit, typically the deposit is equal to the first month’s rent amount.

Make sure you have your funds ready! Most payments these days are sent through ZELLE, Direct Deposits, or through online payment systems. We will provide you instructions!

How long does the rental application process take?

Once your application and documents are received, most applications are reviewed promptly and average time is two business days. We do not process applications over the weekends! Someone from our team will contact you with next steps.

Can multiple people apply together?

Yes, but each adult applicant must submit a separate application and fee when requested. On my application, there is a co-applicant page. (pages two and three). If you have a third applicant, but one family

Can I pay the fee immediately?

No. Wait until you are instructed. If we find something in the application that stops the process, we wont charge you for it! We only charge application fees if we need to run your credit.
