Step 1: Complete the Rental Application

Click the button below to complete our secure rental application. A separate application is required for each adult applicant (18+). Adult children who are full-time students do not need to complete an application.

Step 2: Submit Required Documents

Email all required documents to Joe@HawkinsRealty.com or upload them using the form below.

Income Verification Requirements

• Employed Applicants: Submit your two most recent pay stubs showing current income.
• Self-Employed Applicants: Submit the first two pages of your last two years of IRS Form 1040 tax returns (full returns are not required), along with three months of bank statements showing income deposits.
• Rental Assistance: Please provide voucher information or any applicable rental assistance documentation.

These documents help us verify income fairly and efficiently for all applicants.

Step 3: Application Fee

The application fee is $50 per adult applicant. Application fees are non-refundable.

Once your application has been reviewed and we are ready to proceed with credit and background screening, we will contact you and provide payment instructions.

Accepted payment methods include: Venmo, Zelle, Cash App, and Credit Card (via Stripe).

Step 4: Application Processing

Please allow approximately 2–3 business days for processing.

Applications received late on Friday may not be reviewed until Monday.

If additional information is needed, we will contact you promptly.

Once all required documentation has been reviewed and application fees are paid, we will complete the credit and background screening process.

If approved, we will begin preparing your lease agreement and provide instructions for signing and move-in.

At lease signing, you will typically be required to pay:

• First month's rent
• Security deposit (typically equal to one month's rent)
