Why FLAT FEE MLS PLACEMENT?
Flat Fee Placement services are a cost effective way to list your home on the MLS and avoid paying a listing agent commission. Typically saving you 1 to 3% of the sales price. It gives more experienced home owners a way of advertising their property on the MLS and providing them more control over the process, with out the assistance of a Realtor.
COST: Flat Fees are fixed and you’ll save the listing commission! You will still need to consider what to pay a Buyer Agent for bringing you a buyer. You’ll still save thousands of dollars! Commissions are no longer allowed on the MLS! (see my fees below)
Control: With flat fee, you have total control. This is a limited service offering and as such, you will do all the negotiations and you’ll be making sure all conditions have been met and in a timely manner. Some local disclosures will be provided to you by me.
Transparency: You’ll know exactly what commissions you are paying for before closing . Check local title company Seller Nets for more fees! I am happy to provide one.
Exposures: Flat Fee MLS Listings provide all the same exposure as a traditional MLS listing. There is no difference!
My Fees are as follow:
FOR SALE LISTINGS: $399 Upfront (NO OTHER FEES!)
Your property listed on the MLS, free Showing Time, unlimited photos, unlimited updates / changes, generous 6 month listing period. Upgrade to full “virtual support” and I’ll reduce the upfront fee to $200
You’ll have the option to upgrade anytime to FULL “VIRTUAL” SUPPORT for 1/2% ($999 min). This fees includes negotiations, contract review and 100% contract support. I will be your advocate from contract signing (offer stage) all the way to settlement. If you are new to selling or just too busy, let an expert help guide you through all the negotiations, legal timelines, contract language, plus dealing with those Buyer Agents. It is worth the upgrade! DONT LEAVE MONEY ON THE TABLE! I have been selling AND negotiating real estate deals for over 25 years and an expert in the field.

FOR RENT: $95 per listing. No admin fees!
I will list your property for rent on the MLS! This feature is perfect for investors who market on Zillow but need the extra marketing coverage that Zillow can’t provide. Your property will not only appear on the MLS, but Redfin, Realtor.com, and more real estate sites! All leads sent directly to you!
Once you pay, I will email you a MLS Datasheet for all the property details. You’ll provide me the pictures and remarks. I’ll offer some suggestions, if need be. All pictures need to be in a PNG or JPG format. I will work with you on the submittal of the photo files, but a google drive link is easiest or zip file.
If you need support with application and leases, I am here for you! I can provide all the lease agreements, handle the signings, and negotiations if need be. My fee is $100 for lease signings. Application processing fee is $50 per adult. I’ll run the credit, check paystubs, and screen the tenants thoroughly. I process hundreds of applications every year! I’ll know if you have a good application or not.
