My fee is a very low 50% of First Month’s Rental Fee to find you the perfect tenant and $150 per month to manage the property (if you need property management services). NO FEE IF YOU FIND THE TENANT!

Your rental property will be listed on the Bright MLS, including other popular sites: Zillow, Trulia, Redfin, Realtor.com and many more! Plus many other areas, including social media, marketplace, craigslist, etc….

We will take quality pictures for each listing, including a free 360 degree tour, and Youtube walk-through video tour.

Once we secure an application, we will thoroughly screen the applications! We will verify the income, previous rental history, credit check, and check the applicants out socially and judicially. I will give you my recommendations and you will approve or not approve. I will provide the lease, handle the lease negotiations, coordinate deposits and rent collections at lease signing. Once lease is signed we will direct the new tenant to pay deposit and 50% of first month’s rent to you and the other 50% to Hawkins Real Estate Company. We provide receipts afterwards. Most tenants these days prefer paying direct deposit, Zelle or Venmo,

The following services will be provided at no extra costs: Showing Time, for rent signs, lockbox and electronic signature (DOCUSIGN or DOTLOOP) included.

Property Management:

Let me take the burden off you in dealing with tenant issues.

You will maintain the security deposit and all rent will go directly to you. I will handle any tenant issues, including, maintenance issues, collections, HOA, lease renewals, extensions, or rent increases or tenant inquiries.

If your property is in Montgomery County (Maryland), certain properties now require a radon report for your new tenant, let me help you get the reports!
