My fee is a very low compared to industry standards. An upfront (non-refundable) MLS Administration Fee of $95, plus a low 50% of First Month’s Rent fee. If you find a suitable tenant on your own, your only fee will be the $95 listing fee.
- Your rental property will be listed on the Bright MLS, including other popular sites: Zillow, Trulia, Redfin, Realtor.com and many more! Plus many other areas, including social media, marketplace, craigslist, etc…. (If you are using Zillow on your own, I will not advertise there).
- I will take quality pictures for each listing, including a free 360 degree tour, and YouTube walk-through video tour.
- Application checks: $50 per applicant (applicant will pay). I will verify their paystubs, job history, credit reports, rental history, and much more. I will thoroughly check out your applicants as if they were applying to rent my home. You’ll get an honest opinion from me. The decision will be yours!
- Lease signings, including E-sign: I’ll provide the lease paperwork and coordinate all the signings between you and the new tenant(s). There is an additional $100 fee for this service, if you are bringing the application.
- Property Management Fee (if needed): $150
Please note, after the lease is signed, the tenant will pay Hawkins Real Estate Company, LLC 50% of the first month’s rent and you the other half of the rent. Once deposit and first month’s rent has been paid, I will send a receipt to all parties.

Let me take the burden off you in dealing with tenant issues.
You will maintain the security deposit and all rent will go directly to you. I will handle any tenant issues / inquires, such as maintenance issues, collections, HOA issues, lease renewals, extensions, or rent increases.
If your property is located in Montgomery County, Maryland, certain properties now require a radon report for your new tenant. I can help you get these reports!
