How My MLS Placement Service Works
1- Pre-Listing Setup
- You’ll sign my MLS Listing Placement Agreement and complete an MLS Data Sheet with all your property details.
- I’ll provide a Free Home Valuation Report (CMA) and the required local disclosures for your area.
- Next, you’ll fill out the MLS Draft Form (provided by me) with your property’s information and return it along with any photos and remarks you’d like included.
- I’ll review your submission, offer recommendations, and provide a “Sellability Score” to help you maximize your property’s appeal.
2- Listing Review & Approval
- I’ll email you a draft of your MLS Listing for review and approval.
- You can either approve it as is or request changes.
- Once approved, I’ll publish your listing and make it active on the MLS!
- After the listing goes live, I’ll send you the final version for a second review. Any necessary updates will be made promptly, typically within 24 hours—or the same day for urgent requests.
3- Showings & Lead Management
- Showings can be requested through the ShowingTime App or directly by agents if you choose not to use ShowingTime.
- Any leads sent to my email will be immediately forwarded to you for a prompt response.
4- OFFER STAGE
- When an offer is received:
Please forward me a copy of the contract for my records. - Premium Plan: I’ll assist you with seller net sheets, negotiations, reviewing terms, e-signing, and provide full contract-to-close support, including communicating directly with Buyer Agents on your behalf.
- Basic Plan: Same as above, but you’ll handle negotiations and communication directly with Buyer Agents. Seller net sheets and final ALTA reviews are not included.
5- Closing
- The 0.25% or 0.50% fee will be paid at settlement and is based on the sales price.
- For example, if you choose the Basic Plan and your home sells for $500,000, your fee will be:
$500,000 x 0.0025 = $1,250. - The minimum fee at closing is $500.
