How My MLS Placement Service Works
Step 1: Pre-Listing Setup
- You’ll sign my MLS Listing Placement Agreement and complete an MLS Data Sheet Form with all the details of your property.
- I’ll provide you with a Free Home Valuation Report (CMA) and the necessary local disclosures for your area.
- You’ll fill out a MLS Draft Form (provided by me) with your property’s details and send it back along with any photos and remarks you’d like included.
- I’ll review your submission, offer suggestions, and provide a “Sellability Score” to help you maximize appeal.
Step 2: Listing Review & Approval
- I’ll email you a draft copy of your MLS Listing for your review and approval.
- You can either approve the draft or request changes.
- Once approved, I’ll publish (make active) your home on the MLS!
- After the listing goes live, I’ll send you the active version for a second review. Any necessary changes will be made quickly, typically within 24 hours or the same day for urgent items.
Step 3: Showings & Lead Management
- Showings will be requested via the Showing Time App or directly to you by agents if you opt not to use Showing Time.
- Any leads sent to my email will be forwarded to you immediately.
Step 4: Handling Offers
- When an offer is received:
- Forward me a copy of the contract for my records.
- Gold Plan: I’ll assist you with seller net sheets, negotiations, discussing terms, e-signing, and full contract to close support.
- Silver Plan: Notify me when you’re under contract, share a copy of the contract, and provide title company details. I’ll update the MLS accordingly.
Step 5: Closing
- The agreed $350 Admin upon Fee for Silver Plan will be deducted at settlement from your proceeds and paid directly by the title company to me. This charge will appear on your Closing Disclosure (CD) or Final ALTA.
- Once your property is sold, please send me the final CD/ALTA so I can close out your listing in the MLS.
- Gold Plan, the .50% fee will be deducted at settlement.
